The property is composed of 4 land plots, purchased in 2 SPA’s in the second part of 2007, as land under agricultural use (in Romanian language “extravilan arabil”) totaling 61,600 sqm specified as follows:

  • Plot 3 – 1,600 sq m
  • Plot 4 – 10,000 sq m

The area where these land plots are located is characterized by a high degree of fragmentation, with plots of land of areas not exceeding 10 ha. The properties result in having an East-West exposure, with opening to several roads crossing the area from North to South.

The property, consisting of land under agricultural use is located adjoining the railway linking Mangalia and Constanta, at the exit from the village of Tuzla, on the left side facing south.

More specifically, the property is situated in an area bordered by the railroad at the west and by the Black Sea coast at the east, resulting in a large agricultural exploitation, as almost all the houses and touristic resorts are located on the other side of the railway, near the main road crossing the village on a N-S axis, DN39 (just E87).

The directly neighboring area is characterized by land under agricultural use, except an area occupied by the Lighthouse of Tuzla, placed on the cost of the Black Sea.

Access

The subject sites area can be reached from the central part of Tuzla, via Stada Farului, the road ensuring access to the Lighthouse, and then using the path of several unmade roads, mainly used by the agricultural machinery.

Each one of the 4 properties is of regular shape, similar to rectangles and trapezes of small opening. The area is of generally unleveled topography, with slopes towards the coast area as well as on N-S axis.

Current condition

The area where the properties are located are being cultivated with sunflower.

Utilities

No public networks of utilities were observed in the neighboring area of the subject properties, except the area of the Lighthouse, provided with electricity.
