Oxford Gardens Pipera is one of the most requested residential complexes with new expat families moving to Bucharest. Especially families with children attending the American International School of Bucharest AISB which is situated opposite, just 5 minutes walking, the Oxford Gardens compound.
I cannot re call how often we have been contacted by expats and their companies and the first request was for a villa in this complex.
Many multinationals and many diplomatic missions have relocated their middle and top management and their families here due to its proximity to the AISB, the tight security, the modern houses/villas and the well-maintained common areas and streets.
Spacious streets, safe for children playing outside, clean and very tight and premium community.
Over 200 homes, from 3-bedroom to even 8-bedroom units, many with private swimming pool, all with private garden. The complex has some playgrounds and at the entrance you find a professional tennis court.
An outsourced property management company is taking care of the common areas and based on monthly subscriptions is also able to take care of the individual homes. The developer, Willbrook, offers these property management services, at cost, standard to each rental agreement. Fees with the developer range from 300 euro plus VAT per month to over 500 euro plus VAT per month.
In the last few years many units have been sold and renting from the new owners, individuals and companies, might have different conditions.
The units range from the smallest unit being a 3 bedroom unit with a pulldown stair access to the attic (low heights) to the largest individual 8 bedroom villas with large private garden and outdoor swimming pool.
Monthly rents are not regulated with rents from 1.800 euro plus VAT per month up to 7.000, even 8.000 euro plus VAT per month. When renting from individuals VAT will not be applied and the prices for similar houses may differ a lot. As mentioned before there is a huge demand, with waiting lists, and limited availability. This pushes the rents up.
Alternative residential compounds are IBIZA Golf, IBIZA Golf & Light and Baneasa Residential Park. There are also many individual homes available in the direct vicinity.
Lately the developer has not been renewing the rental agreements and have put the villas for sale. Most of these villas are listed off market as there is also a demand for buying a villa in Oxford Gardens Pipera.
The new owners mostly buy for investment purposes, but there are several owners that have moved into their new home.
Being a popular residential complex and with limited comparable alternatives we believe that Oxford Gardens Pipera for the coming years will still be very popular. The only reason this might change is if the AISB would decide to move from this location. This we do not see happening in the foreseeable future.
